1940's bungalow renovation in Glen Eden, Auckland.
This stunning renovation modernised our clients' bungalow by opening up the living spaces.
We project managed this major renovation of a 1940’s Glen Eden bungalow. In the tradition of that era, the original house layout had many small, dark, separate rooms with not a lot of natural light. Our clients wanted to open up the living spaces and create a new lounge, dining and kitchen with great flow to the outdoors and their covered porch. We also modernised the bathroom and toilet at the same time.
Before building work could begin, we had a suitably qualified asbestos removalist to safely take out the layers of old vinyl flooring in the main living spaces and hallway. Our team of builders then set about removing walls and installing additional new piles. New timber flooring was also laid, matching in with the criss-cross of existing native flooring laid in earlier extensions to the original house.
Large stacker doors connect the kitchen to the covered outdoor living area.
New aluminium joinery was installed in the main entry and the kitchen, connecting their lovely new spaces to the covered outdoor living area. The large stacker doors can be stacked back to either side of the frame, providing the ultimate in flexibility and flow.
The kitchen has a large central island bench and a mix of engineered stone and stainless-steel benchtops, bringing a nice modern feel to the space. These are beautifully accentuated by the stylish tiled splashback and the simplicity of the tapware, lighting and appliances.
In the dining space, additional storage was created by building in cabinetry and shelving, making a feature of the window on that wall.
The new bathroom has a large open shower with a frameless glass screen. Recessed niches provide storage, and the large format tile creates the impression of a larger space.
Qualitas Builders recently completed a five-month renovation on our house in Glen Eden. Right from the initial conversation with Amanda and subsequent meeting with Bryce we felt at ease and confident we could trust them to create the home we’d been wanting for a long time. We believe Bryce and Amanda set themselves apart by their attentiveness to their client, quality of workmanship and their fast and open communication which was faultless from the start.
As we had no prior building experience Qualitas took over full project management which allowed us to carry on with our day to day lives without the stress and worry of having to coordinate subtrades and navigate the unknown. Their industry knowledge and experience meant issues were addressed quickly, and we were kept informed throughout the entire process. The response time to any of our queries or requests was always prompt and professional and we can honestly say that Amanda was exceptional in her communication.
The team at Qualitas were honest, reliable and hardworking. They treated our property with respect and even though we weren’t living there during the renovation they were always tidy. The quality of workmanship and attention to detail was second to none and we would have no trouble recommending Bryce, Amanda and the team at Qualitas Builders to anyone. If we ever decide to build or renovate again Qualitas would be our first choice.
