Architectural new build
This architecturally designed home has been featured in numerous architectural magazines. When the owners needed to extend, they were confident Bryce and his team had the craftsmanship to make a beautiful job of their Mt Albert property. The brief was to add plenty of space for their teenage children to have friends around, while leaving them the luxury of their own quiet and organised space.
The 159m2, two-level build has a master bedroom, walk-in wardrobe and ensuite upstairs, while the lower level consists of a large kitchen with scullery, dining and lounge.
Add a minor dwelling to your property
The introduction of the Auckland Unitary Plan has made it easier to add a second dwelling to your property. This gives you a versatile space where you could work from home in your office or studio, or have a detached living space for adult children or older family members. You could even earn extra income by listing your minor dwelling on Airbnb or renting it out to long-term tenants.
This minor dwelling in Green Bay was built on previously unused space at the front of the property. Originally intended as a living space for an older family member, this gorgeous little studio apartment was easily rented out when plans changed.

When it comes to building quotes, how do you know you’re comparing apples with apples?
We understand most people look around before deciding on a builder for their project. The more information your builder has, the more accurately they can quote. They’ll need copies of the detailed drawings and specifications, as well as information about the building site and where the home will be located. As a matter of courtesy, let companies know if you’re getting quotes from several builders.
While price is an important consideration, it can be difficult to understand and compare quotes to ensure you’re getting good value for money. Consider:
- Is the quote fixed or cost plus?
- Does the quote include provisional costs and prime cost sums?
- Look carefully at what’s included e.g the scope of work, materials and quality of fixtures
